Do you know if your tenants are classed as vulnerable ?
The Residential Landlord’s Association is encouraging landlords to check up on vulnerable tenants this winter who may struggle to stay warm during these low temperatures, but how do you know if your tenant is vulnerable and what can you do to help them?
The Residential Landlord’s Association says “The term ‘vulnerable tenant’ includes those who are elderly and disabled. It also includes families who are on low incomes and those who have health problems”.
Make sure that tenants know how the boiler works, the location of the stopcock and how to change the thermostat in their properties.
If tenants are heading away for a few days over Christmas, encourage them to leave the heating on a timer or a low setting, to ensure the pipes do not freeze.
Give tenants a helpful list of emergency contact numbers in case an emergency does occur, and for those who are worried about an elderly tenant contact the Age UK helpline on 0800 009966.
If a tenant was born on or before the 5th August 1953, they may be entitled to receive a Winter Fuel Payment, subject to meeting criteria. More information on this can be found on Age UK’s website.
